4. Install 4’ wood fur strips, anti-pond edge metal, bird stop, three rib valley metal, primary and
secondary pipe flashings.
5. Install hip and ridge closures.
6. Reset existing tile and replace broken tiles to match.
7. Install concreate tile and all components.

Low-Sloped Roofs
Includes all flat roof areas, Buildings 2-15

1. Power wash, clean of debris, and prime roofs.
2. Install 1” spray polyurethane foam base.
3. Spray acrylic elastomeric colored base coat, acrylic elastomeric granule-embedded mid-coat,
and white acrylic top coat at the rate of 1.5 gallons per 100 sq. ft.

ATTICS
Gaps at draft-stops

1. Gain access to crawlspace in all second-floor units to inspect all attics.
2. Repair defective locations with drywall and fire sealant.
3. Seal pipe penetrations at bathroom vanities with fire sealant.

RECREATION AREA

1. Inspect exterior masonry column caps, secure.
2. Remove and replace failing and water-damaged baseboards and drywall in pool equipment
room.
3. Install artificial turf at south end of pool area.
4. Waterproof planters (2) at north end of pool.
5. Install new light fixtures in pool area.
6. Install new sealed LED light fixtures at all carports.
7. Install new LED light fixtures in clubhouse, workout room, hallways outside of clubhouse,
and all ramadas.
