                Schedules:


                       Regardless of the schedule format used the factors affecting preparation and maintenance
               of the schedule that must be noted and considered are as follows.


                   Written commitments from suppliers and subcontractors regarding delivery dates and
                   time allotted for shop drawing approvals and on-site work.


                   Modifications to the work for change orders resulting in delays or additional time
                   requirements.


                   Climatic conditions that can have a negative or positive factor.


                   Unforeseen or unavoidable delays and situations that are considered to be "beyond
                   your control" such as strike material shortages or Acts of God etc. etc.


                   Contract agreement that allows for schedule adjustments regardless of reason.

                   Scheduled provisions that will allow for "fast tracking" when the opportunity presents
                   itself.
