                   1.5.17  Party Walls


               Where walls are shared with adjacent tenancies these are required to achieve the relevant

               fire resistance as recommended in Approved Document B (minimum 60/60/60). This
               requirement increases dependent on the height of the building in which the demise is

               situated.

                   1.5.18  Compartment Floors


               Floors that separate ground and first floor levels under Co-op ownership should achieve not
               less than 30/30/30 fire resistance where detection is provided throughout the first floor.

               Where this level of coverage is not achieved, this requirement should be increased to
               achieve not less than 60/60/60 REI.

               Independent tenancies, such as residential or retail premises, situated above/below the store

               shall be separated by the provision of compartment floors. Compartment floors shall achieve
               not less than 60/60/60 fire rating. It should be noted that a higher fire rating may be required
               in large complexes, and the recommendations of Approved Document B should be adhered

               to in all cases.

                   1.5.19  Fire Doors


               Fire doors should satisfy the following requirements, as specified in Approved Document B:

                   1.5.20  Areas of Special Fire Risk


               Areas of special fire hazard are required to be provided with fire resisting construction
               achieving not less than 30/30/30 construction. ADB defines an area of special fire hazard as
               follows:


               “Oil-filled transformer and switch gear rooms, boiler rooms, storage spaces for fuel or other
               highly flammable substances and rooms housing a fixed internal combustion engine”.


               It is noted that no areas of the model store design are considered areas of special fire
               hazard under ADB and thereby no additional fire resistance is required. It is further noted
               that as a property protection measure it may be preferable to provide fire resistance to such

               areas that pose an increased risk of fire, such as the bakery prep area.
