                   •   There are no more than three storeys above the ground storey, and


                   •   The stairs are separated from each occupancy by protected lobbies at all levels.

               Where residential flats are situated above a ground floor Co-op store, the egress from above

               may only enter into a space shared by the Co-op where the points above are satisfied. Any
               common areas should be separated from the front-of-house tenancy by not less than
               60/60/60 fire resisting construction (see Internal Fire Spread section below).


                   1.5.10  Security Locking Mechanisms


               Where a door required for means of escape is provided with an electromechanical or
               electromagnetic type security device, the device should be appropriately interfaced with the
               storewide fire alarm and detection system. The door should fail safe open unlocked in the

               following circumstances:

                   •   On operation of the fire alarm system,

                   •   Loss of power or system error, or


                   •   On operation of a manual door release mechanism compliant with BS EN 54-11.

               Note: If means of escape is required in both directions a manual door release mechanism
               will be required on both sides on the door.


                   1.5.11  Final Exits


               Final exit doors should be easily and immediately openable in a single action from the inside
               without the use of a key. Where electrically operated doors are installed, the provisions of
               the following section also apply.


               Where a system exists for the securing of properties out of hours by the use of external
               security, grills, gates or shutters, a robust management procedure must be introduced to
               ensure that these securing devices are fully removed and secured in the open position whilst

               the building is in use.

                   1.5.12  Electrically Powered Doors


               Electrically powered doors, such as main entrance sliding doors, shall be interfaced with the
               storewide fire alarm and detection system to fail safe open in the following circumstances:


                   •   On operation of the fire alarm system,

                   •   Loss of power or system error, or
