1.5.18 Areas of Special Fire Risk
Areas of special fire hazard are required to be provided with fire resisting construction
achieving not less than 30/30/30 construction. ADB defines an area of special fire hazard as
follows:
“Oil-filled transformer and switch gear rooms, boiler rooms, storage spaces for fuel or other
highly flammable substances and rooms housing a fixed internal combustion engine”.
It is noted that no areas of the model co-op store design are considered areas of special fire
hazard under ADB and thereby no additional fire resistance is required. However, for the
purposes of property protection it has been confirmed that, where provided, Bakery and Hot
Food Preparation areas are to be considered areas of increased fire risk and provided with
30-minute fire resistance and an FD30 doorset.
1.5.19 Back-of-House/Storage Areas
Approved Document B states that different buildings, or parts of buildings, that are classified
as different Purpose Groups must be separated by fire resisting construction.
Where storage is provided in a building designated as Shop and Commercial use, the
storage area should be separated from the retail space by 60-minute fire resisting
construction only where the following apply:
• The building or compartment is greater than 280m2 , and
• The storage amounts to more than 1/3rd of the total floor area of the building or
compartment.
