Dear Ms. Dennis:
We are pleased to submit this Professional Services Proposal and Agreement to the Dennis Farm
Charitable Land Trust (hereinafter DFCLT) for the preparation of design, construction documents
and construction phase services for the restoration of the Dennis House and associated sitework. The
historic Dennis Farm is a 153-acre property located in Brooklyn Township, Susquehanna County,
Pennsylvania. Decedents of the Perkins-Dennis family have owned the property since 1814. The
family actively farmed the land through the 1920’s. The house was remodeled as a summer home
for the Dennis family in ca. 1940. After years of active use, the house fell into disrepair. Around
2012 heavy snows caused the roof to collapse, the remaining structure was stabilized in 2013. A
Historic Structure Report (HSR) was prepared in 2018 to document the existing condition of the
Dennis House, record the history of the Dennis Family’s history with the Farm, and provide a plan
for the building’s restoration. The HSR recommended restoring and reconstructing the house to its
ca. 1940 configuration and appearance. The following schematic design recommendations presented
in the HSR form the basis for the scope of work addressed in this proposal:
PROJECT TEAM
For the Dennis House restoration and reconstruction project, we have assembled a team of design
professionals with extensive experience in the restoration and adaptive reuse of historic properties.
Each historic site is unique, with an intrinsic fabric and character that must be respected. The
professionals on our team have experience developing specialized solutions that respect those
historic elements, while also incorporating the building methods and modern systems required in
an up-to-date public facility. Our project team is uniquely qualified to achieve that goal for the
Dennis House.
