E. Prepare Existing Condition Drawings: Following the survey, prepare architectural base
plan drawings and associated details of the building for use to develop the design and
construction drawings.
F. Prepare Design Development Documents: The Design Team shall prepare Design
Development Documents (design approximately 30% complete) in sufficient detail to
describe the project for approval by the DFCLT and to provide the basis for an estimate
of probable construction cost. Project design shall be based on the previously prepared
HSR, the field survey findings, discussions with the DFCLT. We anticipate that the
Design Development Documents will include the following:
· Design Development Drawings: Architectural Drawings to include site plan, floor
plans, elevations, sections, and details. Engineering drawings to include plans,
system designs and details.
· Specifications: Specifications shall be prepared in an outline format on the
drawings to document the materials and products to be incorporated in the project
design.
G. Estimate of Probable Cost: The Design Team together with our cost consultant ICI,
shall prepare an estimate of probable cost for the DFCLT to review prior to final
approval of the Design Development Submission.
H. Design Development Review Meeting: Meet with the DFCLT to review of the Design
Development Documents and the cost estimate. Following the meeting, the DFCLT
shall review the Design Development Submission internally for approval and shall
provide any comments to the Design Team. The Design Team will not proceed with the
Construction Documents until the Design Development Submission has been approved.
The approved Design Development Submission including the comments of the DFCLT
shall form the basis of work for the Construction Documents Phase.
