1.B.2 CONSTRUCTION DOCUMENTS
A. Prepare Construction Documents: Based on the approved Design Development
Submission, the Design Team shall prepare Construction Documents for competitive
construction bidding of the Project. The base Construction Documents shall include the
following:
· Fully dimensioned and noted floor plans of each level;
· Reflected ceiling plans illustrating lighting, emergency, and mechanical devices;
· Detailed elevations of each exterior face of the building;
· Typical wall sections illustrating materials and methods;
· Two (2) detailed building sections;
· Construction details as required to illustrate the work;
· Door and window schedules;
· Room finish schedule;
· General construction notes;
· Structural information/framing diagrams of each level and roof (not intended for
actual lumber count);
· Mechanical, electrical, and plumbing plans, with details as required;
· Division I CSI-format administrative specifications provided in MS Word format;
and
· Short-form technical specifications provided on the drawings.
B. Review Agency Approvals: The Design Team shall coordinate the project approval
requirements with the local agencies having review authority over applicable building
and construction codes. Final Building Permits shall be obtained by the construction
contractor.
C. Interim Construction Documents Review: Submit the construction documents to the
DFCLT for review when they are approximately 75 % complete. Subsequently, the
Design Team shall attend a meeting with the DFCLT to discuss the project status and
confirm that the design of the Project meets the requirements of the DFCLT.
D. Estimate of Probable Cost: The Design Team, in association with our cost consultant
ICI, shall prepare a final estimate of probable cost and submit it to the DFCLT with the
completed Construction Documents.
E. Construction Documents Review Meeting: Meet with the DFCLT at the conclusion of
the Construction Documents Phase for review and approval of the Construction
Documents and the cost estimate.
