           Spring House Innovation Park –  Building 4
           Lower Gwynedd, Pennsylvania
           Spring House Innovation Park is a $5.8M reuse development of a former
           1960s-era central utility plant. The multi-tenant business and research campus
           features built-to-suit laboratories, state-of-the-art R&D facilities and office space.
           Structural design services were provided for renovation to the existing two-story
           building for re-use as office and laboratory space. The project scope included:
           •   Addition of new entrance canopies
           •   New stair and elevator shafts within the existing building foot print
           •   Infill of existing stair, elevator and mechanical shafts throughout the

           •   Expansion of existing high roof to convert low roof area into interior space.
           Spring House Innovation Park –  Building 8
           Lower Gwynedd, Pennsylvania
           Structural design  and construction administration  services were provided for
           renovations and additions to the existing building. The project scope included:
           •   Installation of a new elevator in the existing floor plan.   The opening
               occurred full height of the building and full height CMU walls. The elevator
               necessitated a new opening at the roof level for elevator clearance possible
               underpinning of the existing elevator pit.
           •   Installation of a new opening in the existing second floor slab located in the
               building corner adjacent to the existing stair opening.
           •   New entrance element on the corner adjacent to the proposed first floor lobby
               including new exterior columns and roof canopy.
           •   Analysis of the existing building and creation of new openings for the support
               of new rooftop mechanical units requiring steel framing to re-support the         SHIP Building 8 Renovation
               existing concrete framing.
           •   Coordination and detailing required for the removal and replacement of the
               exterior building walls.  The masonry wall was removed and new storefront
               walls were installed near the exterior column location.
           •   Coordination of miscellaneous modifications to the existing stairs openings as
               well as infill of existing small floor openings.

           Structural design services  and construction administration  were provided for
           renovations and additions to the existing building. The project scope included:

           •   Removal of second-floor framing to create a new open lobby space.
           •   Installation of a new exterior canopy and vestibule at the main entrance.
           •   Removal of existing walls for installation of a new exterior curtain wall
               structure.
           •   Removal of concrete curb at the roof structure and installation of new roof-
               top mechanical units.
           •   New floor infill in the existing second-floor mechanical plenum.
           •   Installation of new exterior wall panels to be attached to the existing
               structure.
           •   Installation of a new elevator shaft and pit in the existing footprint.
