               What is your experience and approach to designing to a fixed construction budget?


                 Decades ago, Bernardon pioneered collaborating with contractors/construction managers (CM) and
                 owners to deliver projects on budget and on time. In fact, working collaboratively with a Guaranteed
                 Maximum Price (GMP) has become our preferred method of project delivery. By working collaboratively
                 with the CM and owner to establish priorities, we can focus the design to deliver the greatest “bang for
                 the buck.”  When provided with interim pricing data by the CM, we can adjust and adapt assemblies,
                 material choices, and design expressions to respond to market conditions.




               What do you feel is an expected level of document related change orders, on a project, and how does
               your firm’s approach, to design, minimize document related change orders?


                 Utilizing the procedures and approach to interdisciplinary drawing checks and coordination described
                 above will help to minimize document related change orders.  In addition, assuming the CM is pricing the
                 design through each phase will also help to flesh out possible conflicting details and drawing/specification
                 issues. Further, assuming we are working with a GMP, we will work with the CM to minimize change
                 orders related to unforeseen changes in material or labor costs which could arise during the course of
                 construction. Bernardon will collaborate with the CM and present options to the owner for consideration
                 which range from no increase in GMP to incremental increases in cost which also provide net value to
                 the project.  Despite the best efforts of the entire design and construction team, no set of construction
                 documents is perfect and without errors; therefore, due to these realities and the highly unusual current
                 cost escalation environment, a minimum contingency allocation of five percent (5%) of the construction
                 cost is recommended consistent with industry standard for similar projects to address potential document
                 related change order costs.
