8. UTILIZE CHECKLISTS & CLOSING PROCESS (Lender & Title)
   Agents worth their weight in gold have teams typically and checklist
   everything! So if you’re venturing down the road of attempting to sell your
   home yourself, you’ll want to be sure you’ve got every potentially step in
   each process covered. You won’t want to miss any critical steps or
   everything you’ve done to this point could fall apart! Surprising as it may
   seem, I have heard of a few sellers that didn’t realize a buyer needs to
   receive and sign an acknowledgement of disclosures on their property at
   the time of an offer generally speaking. It may be done later but understand
   that the longer a buyer goes without signing these disclosures, the more
   time they have to weasel out of the deal! (Even if you are walking into the
   closing on closing day. If the buyer never received and or signed the sellers
   disclosuresthey may back out without penalty!) The seller must be honest
   on these as well… I’ve seen too many sellers get sued over their answers
   on these disclosures.
