5. LOWER THE RISK FOR THE BUYER (Pre-Inspection, Home warranty etc.)
Assuming the previous steps are followed you’ll have a good chance at
stimulating a good solid offer the very first 1-7 days on the market. A major
part of this strategy is to price the property competitivelyso that a walk
through generates the obvious feeling that “This is a great deal and I better
jump on this if I like it before someone else does.”
So how can you make the buyer feel less pressured at the same time. There
are a few things you can do such as spending the money to have your
property pre-inspected. *Generally speaking a buyer will inspect the
property with their own inspector. We have seen where a buyer feels that
the inspection company was a reputable and well known company so they
waived their inspection. Keep in mind, because you inspected the home
before you started the marketing and showings you were able to nipany
potential inspection issues in the bud that may have shown up otherwise.
Unfortunately, many good offers are lost after the inspection. So your pre-
inspection, making obvious repairs and offering ahome warranty generally
speaking will help get you through this period without bumps and bruises.
