6. PREPARE TO NEGOTIATE (Third party negotiation always best!)
   Only one in 12 offers as a general rule is accepted as written. So there may
   be a chance that you want the very best negotiator on your side
   representing you when it comes to your equity and protecting that. Beware
   that some agents may offer to change you a percentage or so less than the
   norm in orderto sound as if they’re doing you a favor and to get you to list
   with them. This is a huge red flag however. Ask yourself this question, “If
   an agent can’t even negotiate a fair percentage for themselves,how quickly
   do you think they’ll force an offer down your throat in order to get moved
   on to the next transaction? You see, so many agents end up spending less
   on the marketing, exposure and the time spent on your transaction when
   they’ve cut their own throats just to get you to sign on the bottom line.
   Keep in mind that the great agents are not known for cutting their fee for
   various reasons.
