• The patio is to be set on the natural grade with a border no more than
one timber (6 inches) high (the borders maybe 6” by 6” square
cornered timber).
• There are to be no railings, benches, planters, trellises, privacy
screens, or other built-in features except steps.
• The patio must be located in a fully enclosed rear yard OR be located
in a rear yard between existing wing fences it must not project beyond
the wing fences
• the patio cannot extend further than 14’ from the primary rear wall of
the townhouse in must be set in at least 2’ from any unfenced
property line.
• Walkway materials maybe slate, flagstone, or aggregate material such
as Hanover Apian natural finish pavers, and pressure treated lumber
may be used to frame the walkway.

Radon Equipment

• Radon equipment be located on the rear wall of the townhouse or at
the rear corner of the sidewall.
• the vertical pipe (4” PVC or standard metal downspout pipe) runs
parallel with, and adjacent to, a downspout or vertical trim and is
painted the color of contiguous Downspout, vertical trim, or
townhouse siding, with the vertical pipe extending just above the
roofline.
• The fan be located at ground level with concealing shrubbery or DRB
approved fencing, or at a level of the house eaves, and painted the
color of the surface behind it.
• Any deviation from or changes to the standard will require
homeowners’ preparation and submission of a DRB Application
Form, with neighbors’ signatures in the signature of one cluster board
member, for DRB approval.

Play Equipment

• Portable play equipment is comparable to lawn fixture or toys and can
easily be carried by one person is permissible within Hunt Club
Cluster.
