Gutters and Downspouts
• Gutters are painted to match the house trim color (see color palette).
• Downspouts are to be painted the color of the siding or trim.
• Gutters and Downspouts be installed on all Hunt Club Cluster
townhomes, in horizontal and vertical planes respectively, and in
simple configuration.
• No Downspout extensions or underground drainpipes are required IF
the downspout water flow is NOT causing any erosion or detrimental
impact to the owner's property, or any adjacent property, residential
or common.
• Short Downspout extensions may be used and hidden with plant
material when the re directed water flow will not cause erosion or
detrimentally impact the property of the owner, or any adjacent
property, residential or common.
• “French drains” to collect and/or direct stormwater are permissible IF
is NOT causing any erosion or detrimental impact on the owner’s
property, or any adjacent property, residential or common.
• If there is a reasonable probability of erosion or detrimental impact to
an owner’s property, or adjacent property, residential or common,
resulting from stormwater runoff, and the above stipulations are
insufficient to prevent erosion from occurring, underground
drainpipes (normally flexible pipe) affixed to downspout are required.
• Underground drainpipe installation does not require DRB review and
approval IF it will not have a substantial effect on the original
drainage patterns.
• underground drainpipes in the front of a townhouse are required to be
buried to a depth of at least 3” below ground level in must direct
runoff water away from sidewalk to prevent icing in cold weather.
• Underground drainpipes in the rear or at the side of the townhouse are
required to be buried to a depth of at least 3” below ground level in
must extend to the edge of the Cluster common what's to prevent

• Rain barrel insulation does not require DRB review in approval IF
