Heaters
The heating to the property is provided by a condensing combination boiler which is located in the kitchen cupboard.
The boiler vents through the front wall and is fan assisted. The boiler controls are built in to the boiler. The gas meter
is located in the kitchen cupboard and is earth-bonded.
Certification of safety and compliance was not provided at the time of the inspection.
The rooms are heated by panel radiators which are fitted with thermostatic radiator valves (TRV’s). The installation is
fitted with a thermostatic control located in the hallway. This system is in line with current standards set out in
Approved Document L1B: Conservation of fuel and power in existing dwellings (2010 edition incorporating 2010,
2011, 2013 and 2016 amendments) & The Domestic Heating Compliance Guide 2013.
Hot Water
The hot water is produced by the combination boiler and is not stored in the property. The system is adequate and in
line with Approved Document G - Sanitation, hot water safety and water efficiency (2015 edition with 2016
amendments).
