Sealant
The silicone sealant to the edges of the worktop and wall tiling has split. The existing silicone will need to be
completely removed prior to applying a new sealant in one continuous application. It is important to ensure that
these areas are correctly sealed as water escaping often goes unnoticed and serious damage can be caused to walls,
flooring and floor timbers.

Decoration
The original ceiling rose has been removed and the plaster finish has cracked around this feature. Any loose plaster
should be removed, the area filled, left to adequately dry and then rubbed down and touched-in with matching paint.

Ventilation
There is no permanent ventilation provided to the chimney breast. The chimney flue will need to be fitted with
permanent ventilation by way of a 225mm x 225mm air brick permanently open to prevent condensation issues
within the chimney flue and potential internal damage to the property.
