Repairs and Maintenance



          All tradespeople engaged by LJ Hooker Beenleigh must complete a
          Contractor Appointment form and provide a copy of their license or

          Gold Card, as well as evidence of their public liability insurance, before
          carrying out work on any rental property. We also require their A.B.N.

          and Workers Compensation details. Plus we record their available after
          hours in the event of any property/tenancy emergency.


          Work carried out by tradespeople is regularly checked to ensure it is of the standard required by this
          agency and also legislative compliance. We ensure that trades person rates remain ‘competitive’.
          If you have preferred tradespeople, we are more than happy to use them, provided they are fully licensed
          and insured, for your protection and that of the tenant and our staff. We will still require them to fill out
          and complete the necessary Contractor Appointment form.


          We use the PM Assistant range of premium services to assist in the management of your property and
          this includes the “OurProperty“ web portal for the processing of maintenance requests from both your
          tenants and yourselves.


          All emergency maintenance will be dealt with as soon as possible. The priority will always be to have the
          problem attended to in the shortest possible time frame to reduce the risk of further damage to the
          property. You, as the landlord, will be contacted and informed of the situation, but as managing agents,
          we will organise any urgent repair or maintenance prior to making contact with you.
