2.6 Definition of Pre-Contract
Pre-contract is one of the stages in construction process. It is a process to design the
building and estimate the cost. Pre-Contract phase involve design process, preparation
of tender documents, the tendering process and the production of enough working
drawings to permit construction to start. It is made once the client has made a
commitment to the project and accepted the feasibility report of the project.
At this stage the project brief should be finalized, a preferred option agreed and
the detail design should be delivered within the identified parameters of cost, time and
quality. Clear definition of the project is necessary in order to attain a successful
outcome and to make sure the cost is within the client’s budget.
