•  Countertops (kitchen and bath vanity) – free of all food crumbs, stains and wiped down
                       with antibacterial product
                   •  Tub/Shower & Fixtures – free of any hair, soap scum, mildew. Wipe down with bleach
                       product to ensure clean and sanitary condition.
                   •  Toilet – free of any hair (especially around the floor), wipe clean inside and out of bowl,
                       seat, tank with bleach product
                   •  Medicine cabinet/vanity – wiped free of any hair, chemical or soap residue
                   •  Washing Machine/Dryer – free of all personal belongings, wiped down to remove all
                       lint, hair, dust and debris; clean lint trap.
                   •  Ceiling lights and fans – must be dusted and replace all light bulbs that are burned out.
                   •  Hardwood floors – must be swept and mopped
                   •  Carpet – must be professionally steam cleaned.
                   •  Exterior of home – all personal items must be removed. Lawn must be mowed not more
                       than two – four days prior to tenant’s arrival; gutters must be cleaned and free of any
                       debris; shrubs should be pruned and all exterior flower/shrubs beds should be free of
                       any weeds or voluntary growths; driveway should be free of any debris; decks, patios
                       and entrances must be free of debris, doorways should be wiped clean and free of
                       pests/spider webs/dirt and debris.
                   •  All chimney’s should be cleaned
                   •  Make sure the propane tank is full (if applicable)



               Maintenance Check

                   •  All light bulbs must be functional and work
                   •  All doors must close, latch and lock properly
                   •  Electrical & communication outlet covers cannot have any cracks and must adequately
                       cover the device
                   •  All appliances must work completely
                   •  Windows must be able to open fully and easily; they must be able to be locked.
                   •  Carpets must be free of rips, holes and frays. There can be no tripping hazard from
                       bunched or unsecured carpet
                   •  Plumbing must work without leak or sprays; aerators on sinks must be secured tightly
                       and produce a constant, consistent stream of water from all faucets;
                   •  Caulk and grout on tubs must be complete and free of any signs of mildew
                   •  Toilet paper and towel holders must exist and be securely fashioned to wall in each
                       bathroom
                   •  Molding and baseboards must be free of excessive scuff marks
                   •  Walls should have all nails, anchors and other hanging apparatus removed and
                       repainted. Walls that are excessively scuffed or discolored should be repainted.
                   •  All Fire Extinguishers must be inspected annually by a certified fire extinguisher
                       inspector
                   •  Smoke Detector batteries should be replaced not less than 30 days prior to the start of
                       any lease agreement.
