• Conceptual Site Plan to depict the total site-yield analysis and refinement plan relative to
information procured from the current survey; a detailed zoning analysis; a site review;
coordination and pre-review with additional jurisdictional entities including the municipality.
• Finalization of a permitting critical path which will identify the applicable permits anticipated
for the project and an estimate of the associated time frames and event prerequisites for
each permit.
• Coordination and virtual meetings with the project team is included in this phase as we
expect one on site meeting with the Fire Department will be necessary to evaluate the
needs and desired layout of the new Fire Station.
Phase 2 – Design Development
This phase will include the preparation of the design documents and permitting necessary to take the project
through the municipal land use approval process and also obtain outside agency approvals associated with
County Planning Board, Soil Erosion District, Local Utilities, and NJDEP as applicable. This phase also
includes project meetings, public hearing attendance and exhibit preparation.
PHASE 2A – Design Document Preparation:
Upon authorization from your office, we will proceed with the next phase based on the concept
sketch produced from Phase 1 above. This phase will include preparation of the site plan documents
required for submittal to municipal, county, state, and other applicable jurisdictional permitting entities for
review. Specifically, based on our knowledge of the work scope at this point, coupled with our previous
experience in the Borough of Lindenwold, the site plan documents will be comprehensive of the following
information:
A. Site Plan and Area Map – This will include preparation of a regional area map, zoning review
and analysis, key map locating the parcel with respect to its position in the community,
delineation of the primary building structures, parking, access drives, and overall dimensional
analysis for the proposed structures planned for the project. This document will typically
illustrate the prominent site features proposed by the project and their relationship to the
surrounding site conditions.
B. Grading, Drainage and Utility Plan – This will identify existing topographic and utility
information as derived from the survey documents. Utilizing this information as a base, this
plan will depict the proposed grading, drainage, and stormwater management characteristics
for this facility. This information will be displayed with topographic and spot elevation details
as required to sufficiently describe the proposed improvements. Additionally, this plan will
illustrate locations of the utilities in a plan view (including sanitary sewer, storm sewer, gas,
water, and electric services) for the subject site. Storm and sanitary sewers will also be located
with depth below grade and sizing. For purposes of this Contract, we have assumed that all
utilities are available in the immediate right-of-way contiguous to the parcel. Also included in
this phase will be the display of various grading-related details including minor retaining walls
(1’ to 3’ in height), stormwater detention facilities, sloped areas, and topographical features
associated with the site’s drainage design and characteristics. Also included will be the design
for the anticipated stormwater detention facility, along with the preparation of a design report
including storm pipe capacity computations for on-site pipes.
