All deliveries will need to come off North Loop Road and access
the site via a temporary entrance adjacent to the hotel project. Th is
temporary entrance will be inside the Controlled Access Zone of
the hotel project. Th ere will need to be daily and weekly meetings
with the hotel team to plan out crane operations of the hotel and
deliveries to the VEEC site.
Site Utilities: Th e sanitary and storm service (including a manhole)
for both the hotel project and the VEEC Building will need to
be installed in the same location as the temporary entrance to the
VEEC site. During this time period there will no truck access
to the VEEC site. Th is work will need to be coordinated with
the hotel team and scheduled early in the project to avoid delays
due to limited access to the site.
Excavations & Foundations: Th e hotel project has a deep
foundation that will abut the VEEC project. Th e current plan
for the hotel is to open cut the south end of the site. Th is will
result in the hotel excavation encroaching upon the VEEC site
by approximately 20 feet. Th ey also plan to open cut the east side
of the side. Th is potentially will impact the temporary entrance
to the VEEC site. Anticipating that both project will mobilize
within a month of each other we have been working on a phasing
plan with the hotel team to address this challenge. We have also
coordinated our bidders list with the hotel team. If negotiations
with the subcontractors are successful one subcontractor would
be awarded both projects. Th is would greatly improve site
coordination and avoid potential subcontractor delays due to
another site subcontractor.
Hotel Site Safety Program: Th e hotels Site Safety Program
will include controlled access zones that will restrict activity in
these areas at diff erent points of the project. Coordination and
sequencing of the work between the two projects will be critical
to avoid any unnecessary delays or impacts to the VEEC Project.
Façade: Th e façade has been identifi ed as the critical path activity
on the project. Based upon lead times for bidding, shop drawings/
engineering, VMU, PMU, fabrications and installation a Design
Assist approach to the façade has been developed and is currently
being vetted out. Th is process needs to move forward as quickly
as possible to insure an August 2019 completion.
