C. REPLACEMENT OR RELOCATION OF DISPLACED USES
In the case of replacing or relocating a space, utmost consideration on zoning shall be given. The replacement
spaces should be sited to serve the same general area as the spaces being replaced. When considering the
location for the displaced uses, the lowest-cost option is not necessarily the best option. Adjacency,
Accessibility and Sustainability are good determining factors for the final decision. All reasonable efforts will
be made to find solutions that result in the best possible outcome for the campus as a whole.
D. MAINTENANCE AND BUILDING SERVICE
1. Maintenance Relocation
Construct new buildings and remodel existing space with high-quality, durable materials and
finishes that require a low level of maintenance and employ construction methods that minimize the
need for frequent maintenance by specialized personnel.
2. Building Service
For each campus building or building complex, establish a designated building area. Each service are should
provide facilities for loading and package delivery, garbage and trash collections, recycling and parking for
maintenance and service vehicles.

E. ARCHITECTURAL STYLE and CHARACTER Maintenance
The main entry (gateway) of the campus should serve as its landmark. The buildings within the campus shall be
designed and refurbished based on its character. It is also a must to incorporate the brick finish to maintain the
organic feel of the place, considering that brick is abundant in the area. Bricks also maintain a cool temperature
of the building interiors especially during the extreme heat of the summer months. They also serve to reinforce
the stability of the building similar to the Ivatan Houses.
