2. Application of sealants or similar materials is to be fully cured per
manufacturer’s recommendations to accept new coatings.
3. Surfaces shall not contain moisture at the time of application; moisture
shall not exceed 15%.
4. Prior to applications outlined in this document structures to receive coatings
must be deemed structurally sound.
5. The materials outlined throughout the document do not recommend “thinning”
through the means of water to accomplish additional coverage.
8.4 Surface Preparation
1. Excavate to expose the top of the footing to access the below the existing finish
grade.
2. Thoroughly wash all surfaces through the means of pressure washing
at a minimum of 3,000 PSI with an osculating “turbo tip” to remove all dirt,
chalk and foreign debris to assure a sound surface for coating application
adhesion.
3. Thoroughly inspect substrates after washing; remove all compromised existing
materials.
4. Acid cleanse all efflorescence and calcium deposits where existing surfaces are
contaminated; rinse thoroughly prior to coating applications.
5. Remove all mildew and fungus through the means of a detergent solution.
Solution shall be mixed as follows: 1 gallon of water to 1 pint of bleach to
1 tablespoon of detergent. Severely infested substrates may require additional
cleaning applications.
6. Repair all damaged plaster surfaces with Thoro-Seal (waterproofing plaster)
mixed with acrylic bonding agent per manufacture’s specifications; allow to fully
cure prior to coating applications.
7. Inspect all existing sealants and remove as required. Note: all silicone sealants
or silicone based patching materials must be removed during the preparation
period. Where silicone has been removed apply specified sealants refer to
section 6.0.
8. Apply specified sealant to all building penetrations outlined in section 8.3.
