1       DELIVERY METHODS



                         CONSTRUCTION MANAGER AT RISK (CMAR)


                       ◆  Heavily influenced by contractor to ensure risk mitigation, constructability
                      and budget are clearly defined through multiple rounds of deliverables.

                       ◆  Opportunity to find areas of additional profit embedded within the cost of work:
                      reimbursable rates, self-perform, shared savings, embedded contingency, insurance rates.

                       ◆  Know the contract as early in preconstruction as possible. Understanding what the client
                      will and will not pay for early will allow the preconstruction team to set up the cost
                      of work and indirect costs appropriately starting with the first estimate.

                       ◆  Cost tracking between design deliverables: By using a cost tracking tool consistently, it will allow for the client, design
                      team and CM to understand where the job is heading more frequently than waiting for a design milestone to be
                      completed. This will help paint the picture earlier on cost and avoid any unwanted delays to achieving a GMP on time.

                       ◆  Strategy for self-perform work needs to be discussed early. If the project is too large, understand if it is feasible
                      to perform the work with the crews we have. There may be a need to partner with another contractor
                      “competitor” on the areas that are usually self-perform in order to accomplish these scopes of work.

                       ◆  General Cost Tracking: Regular meetings with the client and designers should be established
                      to discuss cost changes. The cadence should be no more than weekly.

                       ◆  Precon agreement should be reviewed by the precon team.

                       ◆  Deliverable schedule must be defined and agreed upon.
                       ◆  Specialty subs should be identified early.

                       ◆  Understand the client’s needs and clearly define the scope of work for pricing.


                         PROGRESSIVE DESIGN-BUILD

                       ◆  Same items above for CMAR.

                       ◆  Strategize for partnering (if necessary) on the design side as the client is hiring one design builder
                      in this contract method in lieu of two separate contracts for construction and design.
                       ◆  Early GMPs in conjunction with scheduled deliverables.
