2 OUTSIDE CONSULTANTS
STRATEGIES
◆ Mega Projects may require the need to partner with certain key contractors, including:
– Technical experts for unique or large scopes of work.
– Design team for progressive design-build.
– Design team for unique areas of work that need to be supplemented internally.
– M/WBE partners in areas with public funding.
– Community outreach specialists for projects in areas that the public is heavily involved.
– Local firms in areas of new work that are preferred by the client.
– Self-perform versus subcontracting to a competitor.
– Experience w/DB or CMAR.
– Deliverable schedule must be established, and designer should be held
accountable for it, add to the scope of services contract.
– BIM Capabilities
– Team Building
– Communication Matrix
– Management of the Outside Consultant: Understand the client’s needs, clearly define the scope.
3 VENDOR PREQUALIFICATION
◆ NDAs to all vendors/subcontractors prior to bidding/sending any documentation.
◆ Bidders need to have the financial backing to support a Mega Project.
– What’s their change order history like? Do they bid low and change order to make up the difference?
◆ Bidders need to have the internal manpower to support the mass detail for Mega Projects.
– Extensive submittal packages
– Extensive detailed Owner billing packages
– Countless meetings for coordination
◆ Bidders need to have an impeccable safety history.
– Need to have an actual safety program, ability to have full-time safety from sub on-site.
◆ Bidders must be able to perform to a high level of quality to meet schedule.
– What is their warranty hit rate?
– How large were their punchlists from past Mega Projects?
