               Engineering


               Phase I – Schematic Design (6 weeks)
               Although the Schematic Design phase was
               not anticipated, we have included this process
               and scope based on the fact that the current
               building designs will need to be fully vetted for
               code compliance, and revised for mechanical,
               electrical, plumbing, and fire protection (MEPFP)
               and structural coordination.  This initial phase will
               allow for building program and system decisions
               to be made that will be necessary to start the
               Design Development phase.

               We will provide a code review to confirm the
               building construction type, size, number of
               stories, height, fire ratings, egress requirements,
               accessibility, and fire protection systems.  Based
               on the current site plan, there will be some
               additional requirements for exterior wall fire
               ratings and window sizes at Building A, Building B,
               and the Clubhouse.


               We will determine the required MEPFP program
               spaces and locate them within the building for your
               review and approval.  This will require redesign
               for some of the units.  We will also confirm the
               systems and energy sources to be used for heating
               and cooling, domestic water heating, and kitchen
               appliances so load letters can be drafted for your
               discussions with utility companies.


               We will confirm with you along with your Civil and
               Geotechnical  Engineers  the  foundation  system
               and coordination with roof drainage, stormwater
               management systems, and grading around the
               buildings.  We will also coordinate the unit plans
               with the bearing wall system, floor-to-floor
               heights, and minimum ceiling heights.
