We will document the project as a 3D Revit
model that will be used for the life of the project
for Construction Documents and coordination
with our consultants. The following tasks and
deliverables will be provided during this phase:
■ Four (4) Meetings:
o Project kick-off meeting;
o Progress design review meeting;
o One (1) meeting with local jurisdiction; and
o Schematic Design review meeting.
■ Drawings:
o General information with code summary;
o Overall floor plans with unit layouts;
o Colored building elevations;
o Overall building section;
o Structural basis of design narrative; and
o MEPFP basis of design narrative.
Phase II – Design Development (8 weeks)
The approved solutions created during the
Schematic Design process shall form the base
information to proceed with Design Development
documents. Minor ongoing design review
comments will be incorporated into the design as
this phase proceeds. Prior to our meetings, we will
assess the ramifications of the proposed changes
or improvements as they relate to structural, code,
systems, and cost implications. We will prepare
documents for preliminary pricing and distribute
them to you for review and critique. The goal will
be to finalize the architectural relationships and
determine structural implications. We will provide
the following Design Development documents at
the conclusion of this phase:

■ Drawings:
o Overall floor and ceiling plans;
o Overall roof plan;
o Exterior elevations;
o Building sections;
o Typical wall sections;
o Enlarged unit plans;
o Door and window schedules;
o Structural engineering plans and
details; and
o MEPFP plans, riser diagrams, and details.
■ Technical specifications (Book Format).
Four (4) Design Review and Coordination meetings
have been included in this phase.
Phase III – Construction Documents (10 weeks)
With your approval of the Design Development
set of documents, we will prepare documents
suitable for final bidding, permitting, and
construction as follows:
■ Drawings:
o Architectural floor plans for each floor
and roof;
o Enlarged plans and details of each unit;
o Building elevations;
o Wall sections;
o Exterior and interior details;
o Schedule for doors, hardware, and
plumbing fixtures;
o Stair sections and details;
o Elevator plans and sections;
o Structural plans and details; and
o MEPFP plans and details.
■ Technical specifications (Book Format).
