               Phase IV – Construction Administration (2
               Years)
               We assume you will be managing the bidding
               process and procuring either a General Contractor
               or Construction Manager.  For the purposes of
               this proposal, the services outlined below are
               anticipated to be provided for the simultaneous
               construction of all four (4) residential buildings
               as well as the Clubhouse.  We have assumed
               an overall construction duration of sixteen (16)
               months.  Our scope of services are as follows:


                   ■ Attend one (1) Preconstruction meeting;
