This CIM and the financial model which supports it, have factored in relevant BigShots
                  and Top Golf information. Hot Shots; however, has five inherent advantages over both
                  BigShots and Top Golf model:

                  1.  STR’s  experience  as  a  highly  regarded  operator  in  the  hotel,  hospitality  and  golf
                     sectors.

                  2.  Phil Harrison’s experience over the years in golf, education, design and hospitality
                     has contributed the full benefit of his golf club development experience.
                  3.  Hot  Shots  technology  partner  TrackMan  has  installed  its  technology  in  many
                     countries and will bring its expertise to the design and buildability challenges in the
                     constuction and operation of the Centre.
                  4.  While other golf ranges in the UK are adopting similar ball tracking technology and
                     digital systems they will not have the sports hospitality facilities which will comprise
                     a Hot Shots Centre.

                  5.  The  final  factor,  although  harder  to  quantify,  is  the  management  team’s  local
                     knowledge of both the NE sporting and business community which allows them to
                     access  a  vast  network  of  influencers  who  will  be  of  invaluable  assistance  in
                     marketing  the  Newcastle  facility.  The  success  of  the  first  facility  is  vital  to  the
                     opening of further Centres nationwide.
