THE GOLF SUPERSTORE
The Centre will have its own Golf Superstore, not just to cater for the existing Golf Club
members playing some 17,000 rounds pa, but also for upwards of 200,000 visitors
playing at the Centre.
Unlike a standard club pro-shop with limited space and product range, It will be some
370m² in area with a wide range of product at keener pricing, coupled with a state-of-
the-art club fitting facility working with the range, thereby driving sales of sets of golf
clubs. This is something a normal golf club pro-shop would simply not be able to offer.
Coupled with the Academy, it will enhance the Centre’s reputation as a Centre of Golf
Excellence.
The justification for the larger Golf Superstore is validated by experience of Phil Harrison
and by comparing other similar golf ranges where the range, sports bar/restaurant, golf
course, pro-shop, and academy are interdependent, each contributing to the success of
the others. Furthermore, as the Superstore becomes known, the performance of other
similarly configured facilities shows that it will attract custom from a wide area. The
greater Newcastle area is poorly served in this respect and the shop will fill a much
needed gap in the market.
The Golf Superstore, which will be a profit centre in its own right, is forecasted to
generate £1.6m of revenue in its first year, rising to £2.4m in its fifth, with an expected
70% cost of sales.
