Additions & Alterations

• All additions and/or alterations must conform to all applicable state,
county, and Reston Association Design review Board requirements
whether by law, regulatory requirements, or community agreed to
guideline Standards.
• All Hunt Club Cluster additions and/or alterations shall comply with
RA STB guidelines for additions and/or alterations to the property.

Attic Ventilators

• If the unit is a ridge vent, it must have an elevation no more than 4
inches above the ridge line and be completely finished in the same
shingle as the roof.
• If the unit is a rooftop ventilator (motorized or passive), it must be flat
in appearance (no higher than 10 inches above the roof surface) with
no visible movement; be located on the roof plane least visible from
neighboring properties (usually the rear roof); not extend above the
ridge line or above the parapet of a flat roof color.
• The DRB generally will not approve rotating or wind-powered turbine
ventilators because of their size and movement
• Any deviation or change from this standard will require homeowners’
preparation and submission of a DRB Application Form, with
neighbors’ signatures and the signature of one Cluster Board member,
for DRB approval.

• Sunsetter brand or other brand of similar quality and design.
• Must be retractable
• Installed above the rear deck only.
• Dimensions be proportionally appropriate and harmonious with
the size of the rear yard, deck, or patio
