Warrenstreet provided final design and construc!on administra!on services
for a 32-unit housing project built on a former mill/warehouse site along the Owner
Winnipesaukee River in downtown Laconia. Prior to Warrenstreet’s involvement Lakes Region Community Developers
in the key components of the effort involved demoli!on of the former exis!ng
building; remedia!on of coal ash contaminated soils; addressing unknown Reference
hazardous material contamina!on; severe grade changes with varying bearing Sal Steven-Hubbard
condi!ons from ledge to rammed earthen piles and nego!a!ng NHDES Real Estate Development Director

clapboard style building nego!ated the 30-foot slope from the public road to
the river’s edge providing an aesthe!cally pleasing facade facing the city center Comple on Date
on the river side and a single story eleva!on along the busy, mixed-use public 2016
street. This project followed responsible water management prac!ces in
providing a riparian buffer zone along the river’s edge to protect the river and Project Size
through the use of Filterra tree boxes along the public street and 32-car parking 41.000 SF, 32-Units
lot situated below to treat storm water runoff. The helped in this effort by
gran!ng a condi!onal use permit to allow for a lower parking density on the site Project Cost
to reduce the overall impervious surface coverage on site due to its proximity $5.3M
to amble public parking. Upon Warrenstreets involvement following departure Project Team
of the previous Architect, despite it’s many unique challenges the project Architect / George Hickey / Warrenstreet
proceeded forward with a groundwater and soil management plan in hand and Civil / Northpoint Engineering
redesigned founda!ons and geo-piers to support the building. In addi!on to 32 Structural / Lombard Engineering
units of fully accessible affordable housing, a licensed daycare and an extension MEP / WV Engineering
of the city’s public WOW Riverwalk system were also incorporated. The design Environmental / TLCM Engineering
of the building provides tenants with ameni!es including 100% visitable units Contractor / Eckman Construc!on, Inc.
(accessible to those with or without physical disabili!es), laundry facili!es,
tenant and community common areas.
