Redevelopment & Mixed-Use Development
Laconia, New Hampshire
Formerly known as Sco & Williams Mill, the Normandin Square
Apartment Complex is a mixed use Residenal/Commercial property
in downtown Laconia. Originally developed through Plan NH Charee
efforts, it was purchased by the Laconia Housing Authority who
retained Warrenstreet to provide a preliminary feasibility study and
full architectural design services including tenant fit-up, interior design
and construcon administraon. Funded in part through the Affordable
Housing Program this much ancipated re-use and redevelopment
project provided much needed workforce housing, health and child-
care services to the downtown Laconia area and led to the further
development of the surrounding neighborhood. The upper three upper
floors owned by LHA were renovated and divided into one, two and
three bedroom apartments with three professional clients occupying Owner
the ground floor including The Lakes Region Child Care Center, the Laconia Housing & Redevelopment
LRGHealthcare Wellness Center, and the HealthFirst Family Care Center. Authority
Constructed in 1929, the four story, 122,000 square foot building site Reference

beams to be milled and repurposed as flooring throughout. Due to the
busy downtown locaon and overlap of parking requirements between Comple on Date
residenal and commercial tenants, a customized parking agreement 2006
was developed between LHA and the City of Laconia. This arrangement
allowed for less than required parking to be built, subsequently increasing Project Size
the usable project green space which allowed a parcel of land along 122,000 SF
the Winnipesaukee River to be leased back to the City for future park
development. Significant site contaminaon issues due to past storage Project Costs
tank releases, required NHDES coordinaon throughout to minimize the $9,000,000
impact of the remedial process on the redevelopment schedule.
