Sales Process



                     We understand that part of your strategy may be to sell your rental property – in
                     fact, it may be your number one goal and we’re happy to be a part of that process.
                     Obviously – our sister company, Nest Realty, has a bevy of Realtors ® who can help
                     you and assist with this process. There are some things you need to know prior to
                     engaging a Realtor ® if we are managing your property.


                     Your tenant has rights in this process and you need to be cognizant of those rights
                     as you plan to list your property.


                     The most important right your tenant has in regards to you listing your property for
                     sale is with regard to the distribution of their personal contact information. They
                     have no obligation to share their contact information with anyone – including your
                     Realtor®. If your tenant only wants communication and showings to start with our
                     team, then that is their prerogative.
                     Our preference is to have your tenant receptive to communication from your
                     Realtor® and so, the sooner we involve them in the process, the more open we are
                     with communications, the more receptive we are to their needs, the easier this is
                     going to be. And, the easier showing your property is going to be. Which translate
                     to an easier sales process – in your best interests.

                     You want your tenant to be receptive to the showing of the property – they need to
                     keep the property clean in order to present the best to prospective purchasers, they
                     need to accommodate a number of showings and intrusions into their daily life. At
                     the same time, you need to be accommodating to the fact that your tenant needs
                     to still live in the property in their normal way, that they share no benefit in the sale
                     of the property, and perhaps even they had intentions of renewing their lease with
                     you, so the sale presents a considerable inconvenience to their plans. The more
                     accommodating you are – the more likely they are to reciprocate.

                     Lastly – once you do have a contract – there will be repairs and additional
                     inspections. All of these translate to inconveniences to your tenants. We have a
                     separate sales document that can be shared with you if you are pursuing the sale of
                     your rental home. What we ask most is that you involve our team very early in the
                     sales process – it will be in your best interest and help to ensure a smooth process.
