BUILDING TYPOLOGIES
One, Two & Three-Story Buildings Dominate
The Landscape
The existing buildings along Loockerman Street between State Street
and Forest Street are remnants of the density structure and hierarchy of
its industrial past, primarily late Nineteenth- early Twentieth Century.
As Dover has transitioned into the post-industrial era, the Modern
day Loockerman Street begins with the monumental promenade of
Loockerman Plaza, itself in the historic urban planning strategy of the
City Beautiful Movement which materialized across many northeastern
cities.
Starting at Loockerman Plaza and South State Street, the architecture
manifesting this intersection operates within the parameters of primarily
brick, with retail/ commercial space on the ground floor, with office space
occupying the upper second and third floors. As the buildings traverse
Loockerman Street towards South Bradford Street, the buildings follow
the same principle of ground floor conditioning, while mixing in the use
of lap siding (25 W Loockerman) and stone (8 W Loockerman) as main
facade material. Further along Loockerman Street heading towards
Forest Street, the buildings continue these design principles up until
one of the newest additions to the street, Bayard Plaza, is an attempt to
provide needed density and affordable housing to the downtown district,
architecturally deviates from the vernacular as a five-story building clad
in a brick ground floor and lap siding upwards. Bayard Plaza (200 W
Loockerman Street) serves as an experiment of added density to the
Loockerman District and paves the way for new development in terms of
scale and density.
Beyond Bayard Plaza, the density of Loockerman Street begins to taper as
many single and double story buildings populate alongside open parcels
serving as parking lots where buildings have once stood and are awaiting
new structures to populate their parcel once again. Loockerman Street
has the infrastructural precedent and ability to once again increase
its density to build and manufacture once again a thriving and dense
downtown core.
