A NEED FOR DENSITY
Coordinated Architectural Approach
A key finding from our research is downtown Dover lacks the density to
support the amenities requested. Although there are several key anchors
nearby, few of the employees/students of those anchors’ frequent
downtown. Decades of single-family homes adjacent to downtown do
not possess the population nor wealth required to sustain businesses.
The recommendation to address this issue is to significantly increase
density downtown with the creation of over 2,000 high quality, multi-
family residences. The residents of these homes would include employees
and service personnel from state government, Bayhealth, DAFB, as well
as students, staff, and faculty from DSU.
Residents with disposable income are the best way to build sustainable
businesses downtown.
