GENERAL ELECTRICAL SPECIFICATION

The Electrical Contractor is to, by reference to the drawings, be responsible for
ascertaining that his works are fixed correctly in relation to the elements of the building
and any special features or fittings attached to it and is to take all reasonable precautions
to ensure that a good appearance is achieved to the Project Managers satisfaction.
Where drilling or cutting of structural members is required to be done by the Electrical
Contractor, then special application in writing with sketch drawings must be made to the
PM and approval received before any structural steelwork or pre-stressed concrete is cut
or drilled.
1.2.12.3 Record Drawings, Maintenance Manuals and Operating Instructions
During the progress of the Works, the Electrical Contractor is to record on drawings in an
approved manner, the information necessary for preparing the installation record
drawings. The marked up drawings are to be made available to the PM for inspection and
checking at regular intervals.
Two weeks after the date of Practical Completion, the Electrical Contractor is to provide
record drawings as specified in this section.
If the Electrical Contractor fails to produce for the PM approval either:
1. The marked up drawings as required during the progress of the Works
2. The record drawings at the date required
The Client may instruct the PM to provide these drawings with whatever assistance the
PM deems necessary. The cost of preparing such drawings shall be deducted from the
outstanding payments.
The Electrical Contractor is to furnish to the PM upon practical completion of the works
copies of a Maintenance Manual/Operating Instructions as indicated below.
Retention up to the value of work outstanding shall be retained until the record drawings
and manuals are checked and accepted by the Client or his authorised representative.
The Electrical Contractor is to complete and hand to the Project Manager, two copies of
Maintenance and Operating Instructions comprising:
1. A fully detailed description of the system, plant and equipment. This is to include
any existing plant where new works have been carried out.
2. Diagrammatic drawings of each system.
3. Setting to work and operating instruction of plant and equipment including safety
precautions to be taken during operation. In addition to this provide a "Layman’s"
guide with simple fault diagnosis for the use of the occupier.
4. Fully detailed maintenance instructions, including drawings and sketches where
deemed necessary by the Project Manager. These instructions are to include fully
detailed schedules of plant together with schedules of routine and periodic
maintenance.
